How we build
How we build
We design, engineer and build with our own trades. Electrical and mechanical crews on our payroll mean one schedule, one team accountable, and fewer surprises.

Self-perform
Our electricians. Our mechanical crews. Our schedule.
Most general contractors hand the work to subcontractors. We keep the critical trades in-house, led by a Master Electrician and our own trade managers.
- Electrical, from service upgrades to lighting and fire alarm
- Mechanical and HVAC, plumbing and gas
- Low voltage, security, networks and AV
- Framing, drywall, ceilings, millwork, paint and doors

Our process
Twelve steps, one team, starting before you sign a lease.
- Site and LeaseStep 1 of 12. Our process starts before the lease is signed, when the choices you make have the largest effect on cost.
- Feasibility StudyStep 2 of 12. A feasibility study tests your idea against the real conditions of the site, the code and the budget.
- Concept DesignStep 3 of 12. Concept design is where your needs become a space you can see, with the cost kept in view.
- EngineeringStep 4 of 12. Engineering turns the approved concept into drawings and specifications that can be permitted and built.
- BudgetStep 5 of 12. The budget turns the engineered design into a detailed, line-by-line price you can approve.
- ScheduleStep 6 of 12. The schedule shows who does what and when, from permit to handover.
- PermitsStep 7 of 12. Permits give legal approval to build. We prepare and manage them so work can start with confidence.
- ProcurementStep 8 of 12. Procurement is where equipment is ordered and trade scopes are secured, so work begins with everything in place.
- ConstructionStep 9 of 12. Construction is where plans become a building, led by one team and mostly built by our own crews.
- CommissioningStep 10 of 12. Commissioning proves that what was installed works as designed, before you move in.
- HandoverStep 11 of 12. Handover is the point where the space becomes yours, with the paperwork and knowledge to run it.
- Operate and MaintainStep 12 of 12. Our work continues after opening, with the same trades that built your space available to look after it.
