Services

General Contracting

As a general contractor, HSM takes responsibility for the whole build, from first shovel or first demolition to the final deficiency walk. Most of the work is done by our own crews.

General Contracting

One contract, one accountable team

A general contractor holds the contract, manages the site, and answers for the result. At HSM that accountability is practical, because we do much of the work ourselves. Our own electricians, led by a Master Electrician, and our own mechanical crews for HVAC and plumbing are on your site, working to one schedule.

The same is true for low voltage and security, framing, drywall and ceilings, carpentry and millwork, painting, and doors and hardware. When the people building your project work for the same company, there are fewer hand-offs and fewer places for problems to hide.

What we take on

We build new commercial construction and renovations or tenant improvements up to $50,000,000. Clients are usually owners, landlords and tenants who want a single point of contact and a clear price.

We carry out the work in a set order. We confirm scope and budget, coordinate drawings, and build the schedule before anyone mobilizes. On site, a project manager and a superintendent run daily coordination, safety, quality checks and trade sequencing.

Health and safety is led by our Director of Health & Safety, Ghilda Gaber. Site orientation, hazard assessments and regular inspections are part of every job, whether the crew is ours or a specialty subcontractor's.

Where subcontractors fit

We do not self-perform everything. Some scopes, such as structural steel, roofing, elevators or specialty glazing, are best handled by firms that do that work every day. We tender those scopes, review the bids with you, and manage the subcontractors as part of our own schedule.

Because our own trades cover the largest share of most interior projects, you deal with fewer outside firms and get faster answers when conditions change.

Quality and safety on site

Quality control starts with clear scope and ends with a documented walk-through. We check work at each stage, before it is covered by drywall or ceilings, so problems are fixed when they are cheap to fix.

Safety is not a separate department that visits now and then. Daily planning, tool and equipment checks, and site rules apply to everyone, and our Director of Health & Safety stands behind the program.

What to plan for

Have a clear scope, a target budget and a date that matters to you. Tell us early about lease obligations, permit constraints, long-lead items and any hours your building restricts. The earlier we know, the more we can protect your schedule.
