Process

Commissioning

Step 10 of 12. Commissioning proves that what was installed works as designed, before you move in.

Commissioning

Why it matters

A system that is installed is not necessarily a system that works. Commissioning checks that equipment starts, runs, responds to controls and delivers the performance the design calls for. Problems found now are fixed by us, not discovered by your staff.

Seasonal conditions can matter. A heating system that performs well in October may need adjustment in January, and cooling may need review in summer. We discuss follow-up visits with you so systems are tuned across the year. Where required by the authority or the design, third-party testing is arranged and the results are included in your handover package.

What we test

Commissioning is stronger when the installers take part. Our electricians and mechanical technicians test their own work, and their knowledge of the installation helps them find and fix issues quickly. Our low voltage team verifies alarms, cameras, AV and sound masking.

  • Electrical panels, circuits, lighting and controls
  • HVAC airflow, temperatures, thermostats and controls
  • Plumbing fixtures, drainage and water supply
  • Fire alarm, security and access systems
  • AV, sound masking and data networks
  • Doors, locks and hardware operation

Balancing and adjustment

HVAC systems need balancing so each room gets the right air. Lighting controls need setting for daylight and schedules. Security systems need programming for your staff. We make these adjustments with you, so the space works for your hours and habits.

When issues are found

Finding issues is the purpose of commissioning, not a sign of failure. A fan that runs backward, a sensor in the wrong place or a circuit labelled wrongly are small items, and better caught now. Each is logged, corrected and retested. We keep a record so you can see what was checked and what was changed.

What to plan for

Commissioning needs time at the end of the schedule, and it should not be squeezed. In winter and summer, performance can differ, so ask us about seasonal checks. Authorities may need to witness certain tests. The next step is handover.
