What turn-key includes
Construction is only part of opening a space. You also need security, signage, computer networks, furniture and often ongoing maintenance. In a turn-key fit-up, HSM plans and delivers these together, so your opening date is a single date.
Turn-key does not mean you lose control. You still approve design, finishes, equipment and budget. The difference is that you approve them with one team, in one conversation, and you receive a single schedule and a single price breakdown. We show costs by category so you can see how much goes to construction, technology and furnishings.
Why it works with self-performing trades
The trades behind most of these items are already ours. Our electricians and low voltage crew install power, data cabling, security, alarms, AV and sound masking. Our carpentry and millwork team builds reception counters and built-ins. Our interior systems crews finish the shell. When these trades share one schedule, the technology goes in at the right time and the furniture arrives into a finished room.
The turn-key list
- Design, engineering and permits
- Construction and finishes
- Security systems and access control
- Digital signage
- Computer networks and cabling
- Furniture selection and installation
- Building maintenance after opening
Fewer vendors, fewer gaps
Coordination problems usually arise between vendors. The network installer waits for the electrician, the furniture crew arrives before the paint is dry, or the signage has no power. With a single team, these items are sequenced on one plan and checked by one project manager.
What to plan for
Share your equipment, branding and furniture needs early. Decide who will hold software licences, internet service and operating accounts. We coordinate the build side and work with your IT and brand teams where they are involved. Allow lead time for furniture and signage, which can be long.
