A planned finish
Closeout is planned from the start of a project. Near the end we walk the space with you, list deficiencies, and fix them in an agreed order. We test systems, clean thoroughly and obtain final inspections and approvals so you can occupy the space.
Closeout is often rushed because everyone wants to move in. We resist that. A tidy closeout means fewer problems in the first weeks and a clear record for the next person who works on the space. We schedule enough time for testing, cleaning and the deficiency walk, and we tell you early if the date is at risk.
Documents you receive
- Record drawings showing the work as built
- Operation and maintenance manuals
- Equipment lists, model numbers and manufacturer information
- Permit and inspection records
- Testing and commissioning results
- Contact details for the trades and suppliers
Training and handover
Our electrical and mechanical crews help show your staff how systems work. That includes lighting controls, thermostats, ventilation, security and AV. Understanding the building avoids misuse and helps with early detection of issues.
Warranty support
Contract warranty terms are set out in your agreement and in manufacturer documents, and we will review them with you at handover. When a warranty item comes up, you call us. We attend with our own trades where the work is ours, and we coordinate with suppliers and subcontractors for the rest. Calls and email are answered 24/7/365, so you are never searching for who to contact.
What to plan for
Keep the handover package in a safe place and share it with your property manager or maintenance provider. Note any concerns in the first months of operation and report them early. Seasonal changes often reveal issues, such as heating performance in the first winter. A short follow-up visit is a good habit.
