Process

Procurement

Step 8 of 12. Procurement is where equipment is ordered and trade scopes are secured, so work begins with everything in place.

Procurement

What procurement covers

Procurement means buying the materials, equipment and services that the project needs, and confirming who will perform each scope. It matters because late deliveries and missing trades are among the most common causes of delay.

Procurement is also where we confirm that deliveries match the site. We plan where material will be stored, how it will be received and who will protect it. On a tight downtown site or in an occupied building, delivery windows and elevator bookings matter as much as the order itself, and we plan for them. Early planning of these small logistics prevents delays that would otherwise cost days on the schedule.

Where HSM self-performs, procurement is simpler. Our electrical, mechanical, low voltage, interior systems, carpentry, painting and door crews are already committed to the schedule. We order their materials directly. For other scopes, we tender to qualified subcontractors, review bids with you and explain our recommendation.

  • Electrical switchgear, panels and transformers
  • Rooftop units and other HVAC equipment
  • Doors, frames and hardware
  • Glazing and storefronts
  • Custom millwork and specialty finishes
  • Light fixtures, including specialty ones

Quality and fit

We check submittals before ordering so that what arrives matches what was designed. Samples, shop drawings and product data are reviewed against the drawings and specifications. This avoids costly returns and rework.

Managing price and supply

Material prices and lead times change. We tell you when a quoted price is limited in time, and when a delay is likely. In some cases we recommend alternative products with similar performance. We do not hide these issues, because early notice gives you more options.

Subcontractor selection is also based on more than price: experience, safety record, capacity and schedule fit all matter.

What to plan for

Approve selections promptly. Late choices of finishes and fixtures are a common source of delay. If you supply your own items, such as furniture or equipment, tell us delivery dates and installation needs. The next step is construction.
