Offices are about people and uptime

A good office is quiet, well lit, comfortable in all seasons and wired for whatever the business runs on. It also has to be ready on the day the lease or move date says it is. That puts pressure on schedule, and schedule is where most office projects are won or lost.

HSM works on new construction and on renovations and tenant improvements up to $50,000,000. Many of our office clients come to us before they sign a lease, so site selection and lease terms are reviewed with construction cost in view.

Our own trades do the work

Offices are heavy on electrical, HVAC, data and interior finishes. HSM self-performs these with its own crews: electrical led by a Master Electrician, mechanical (HVAC and plumbing), low voltage and security, framing, drywall, ceilings, carpentry, millwork, painting, and doors and hardware.

Fewer subcontractors means fewer hand-offs. Ceilings, lighting and air distribution are coordinated by people who work for the same company and answer to the same project manager.

What to plan for

Landlord approvals, permit timing and long-lead items such as lighting, glazing and specialty ceilings should be settled early. Alberta winters also affect deliveries and exterior work, so we plan the sequence around them.

After the build, HSM can keep going with security systems, digital signage, computer networks, furniture and building maintenance, so one company supports the space after move-in.
