Why owners choose design-build
In a traditional approach, design is finished before a builder prices it, which often leads to redesign when the price comes back high. In design-build, cost and constructability are tested while the design is still flexible.
The result is usually fewer surprises, faster delivery, and a budget that guides decisions rather than reacting to them.
HSM has in-house engineering led by our Director of Engineering, Dr. Magdy Istafanous. Electrical and mechanical systems can be designed by people who work alongside the crews that install them. That helps the design reflect how things are actually built, and it shortens the loop when a field condition changes.
Trades that build what we design
Our own electricians, led by a Master Electrician, and our mechanical crews for HVAC and plumbing take part in design discussions. So do our low voltage, interior systems and millwork teams. They can say what a detail will cost, how long it takes, and whether a better option exists.
We work with architects and other consultants as needed. Design-build does not mean going without them. It means everyone works under one coordinated plan.
How it runs
- Programming and budget setting with you
- Concept design and early pricing
- Engineering and detailed drawings, with permit submissions
- Procurement of long-lead items
- Construction with our own trades and managed subcontractors
- Commissioning and handover
Cost certainty earlier
With design-build, pricing starts during design rather than after it. We can test options, such as a different ceiling system, a simpler HVAC layout or a revised lighting plan, and give you a cost for each before drawings are final. That keeps the project aligned with the budget through the whole design period, not just at the end.
It also helps with schedule. Permit packages, equipment orders and early site work can start while later design work is still being finished.
What to plan for
Design-build rewards early decisions. Know your space needs, your must-haves and your deadline. If a lease is involved, bring us in before it is signed so construction cost is part of the negotiation.
Questions we hear
Who owns the design?
Ownership and use of drawings is set out in the contract. We will walk through it with you before you commit.
