New Construction

New construction starts with a site and ends with a building ready to operate. HSM guides the whole path, and builds a large share of it ourselves.

New Construction

From site to building

A new build begins with a lot, zoning, servicing and a budget. We help you test whether the site suits the building you want, then move through design, permits, site work, structure, envelope and interior fit-out. Our range is projects up to $50,000,000, which covers many offices, clinics, retail buildings, light industrial buildings and similar facilities.

Not every project needs a clean-sheet design. Many owners start with a standard building type, adjust it to the site and budget, and move quickly. Others need something custom. Either way, the early work is the same: understand how the building will be used, what it needs to hold, and how it might need to change in future. Systems sized with a little room to grow cost less than systems replaced later.

What we self-perform

Once the shell is closed in, a large part of a building is electrical, mechanical and interior work. This is where HSM's crews do most of their work. Our electricians, led by a Master Electrician, install power, lighting and distribution. Our mechanical team installs HVAC and plumbing. Our interiors team frames, boards and finishes the space, and our low voltage team installs security, alarms and AV.

Foundations, structure, roofing and similar scopes are usually done by specialist trades under our management.

Key decisions early on

  • Site servicing: power, water, sewer, gas and data
  • Structural system and building envelope
  • Mechanical and electrical capacity for future growth
  • Parking, access and landscaping requirements
  • Energy performance under the current code
  • Phasing if the building will open in stages

Winter construction

Alberta new builds are often planned around the freeze. We aim to enclose the building before the coldest months so interior trades can work in heated conditions. Concrete, backfill and roofing need extra protection in cold weather, and we price and schedule that honestly.

What to plan for

Land, utilities and municipal approvals can take longer than construction. Bring us in early to help judge the site and set a realistic timeline. Plan for operations too: signage, networks, furniture and security can be done by HSM so the building opens ready.
