Value Engineering

Value engineering means getting the performance you need for less money. HSM does it by asking what each part of the design is for, and what else could do the job.

Value Engineering

Not just cutting

Value engineering is different from cutting scope. A cut removes something. Value engineering looks at function, cost and life of each item and finds a better balance. Sometimes that means a cheaper product. Sometimes it means a better product that saves operating cost, or a simpler layout that saves labour.

Value engineering is also useful when bids come back higher than planned. Instead of starting over, we review where the money is going and look for changes that bring the price back in line. Because we work with our own trades, we can often re-price an option within days. We document each change so you understand exactly what was altered, and why.

Practical input from the trades

Our estimators work directly with our crews. Our electricians can suggest simpler routing, alternative fixtures or different panel layouts that keep the intent and lower the price. Our mechanical team can review HVAC zoning, equipment selection and pipe runs. Our interiors team can propose alternate partition systems, ceiling types or millwork details. Since we install these things, our suggestions come from experience, not theory.

Where savings are often found

  • Repeating details and standard sizes
  • Equipment selections with equivalent performance
  • Simplified ceiling and lighting layouts
  • Reusing existing walls, doors and fixtures where sound
  • Phasing work to match budget over time
  • Reducing complexity that adds labour

Balancing cost and life

The lowest first cost is not always the lowest long-term cost. Lighting that uses less power, better insulation or equipment that is easy to service can repay their difference. We present first cost and operating considerations so you can decide knowingly. We do not guess at savings figures for you; we price the alternatives.

What to plan for

The earlier value engineering starts, the more it can achieve. Once drawings are complete and permits issued, changes become harder. Share your priorities clearly, including what you will not compromise on, such as safety, brand finishes or reliability.
