What construction management means
In a construction management arrangement, the construction manager advises on design, cost and schedule, and then manages the trades who build the work. You get early input and transparency about how money is spent.
HSM offers this where it suits the owner, and also offers fixed-price general contracting and design-build. We will explain which route fits your project and why.
Many construction managers hand nearly everything to subcontractors and coordinate from a distance. HSM carries its own crews for electrical, mechanical (HVAC and plumbing), low voltage and security, interior systems, carpentry and millwork, painting, and doors and hardware.
That changes the quality of advice. When we price the electrical or mechanical scope, the people giving the number are the people who will install it. Fewer outside parties also means one schedule and a shorter path from question to answer.
What we do for you
- Review drawings and flag cost and constructability issues early
- Build and update the budget as design develops
- Plan the schedule around long-lead equipment and permits
- Package, tender and compare trade scopes where we are not self-performing
- Run the site, safety program and quality inspections
- Report progress and costs to you regularly
Our project managers
Our project managers carry deep experience. Poppy Jameson and Rupinder Kaur each have two decades in the field. Trevor Atkinson holds a degree in architecture and a certificate in project management, and Andreas Farini is a journeyman carpenter and certified project manager. Your manager is the person you call, and calls and email are answered around the clock.
How we handle cost and change
Cost reporting is open. You see the buyout of each trade, the status of allowances and contingency, and any pending changes. If something changes the budget, we show you the reason and the options before work proceeds. That kind of clarity is the main reason owners choose this delivery model.
Where our own crews carry a scope, we price it openly too, so you can compare it to market if you wish.
What to plan for
Construction management works best when the owner is ready to make timely decisions. Agree on who approves changes, how often you want reporting, and what contingency you want to hold. We will set that up with you at the start.
Questions we hear
Is construction management cheaper than a fixed price?
Not automatically. It gives more visibility and flexibility, while a fixed price gives more certainty. The right choice depends on how complete your design is and how much risk you want to hold.
