Why tenant improvements are different
A TI project sits inside someone else's building. That means landlord rules, shared systems, limited work hours and a lease date that often cannot move. A good contractor understands all of this and plans around it.
Most of a tenant improvement is interior work, which is where HSM is strongest. Our crews handle framing, drywall and ceilings, carpentry and millwork, painting, and doors and hardware. Our electricians, led by a Master Electrician, handle power and lighting. Our mechanical team handles HVAC and plumbing changes. Our low voltage team installs alarms, AV, sound masking and surveillance.
That means your tenant improvement runs on one schedule with few outside parties.
Common tenant improvement challenges
- Existing HVAC that cannot serve a new layout
- Limited electrical capacity at the suite or building
- Base building rules on shutdowns, loading and hours
- Allowance limits from the landlord
- Long-lead items that threaten the lease start
- Coordinating with the tenant's furniture, signage and IT vendors
Turn-key support
We can also handle security systems, digital signage, computer networks and furniture, so your move-in date is one date and not four.
Closing out a tenant improvement
At the end of the work we complete a deficiency list, test systems, clean the space and hand over documentation. Our electricians and mechanical crew stay involved through commissioning, so lighting controls, thermostats and ventilation work as intended on day one. We also brief your staff on how the main systems operate and who to call if something needs attention after you move in.
What to plan for
Involve us before signing the lease if you can. Get the landlord's work letter and building standards early. Agree on who pays for what, including base building upgrades. Then allow time for design, permit and procurement before work starts.
Questions we hear
Can you work while neighbouring tenants stay open?
Yes. We plan for noise, dust, shared corridors and after-hours work and coordinate with the property manager.
