Process

Handover

Step 11 of 12. Handover is the point where the space becomes yours, with the paperwork and knowledge to run it.

Handover

A complete handover

Handover is more than handing over keys. We walk the space with you, list items that need correction and complete them. We obtain final inspections and approvals so you may legally occupy the space.

If you are a tenant, we can help you present the finished space to your landlord, including completed permits and records. If you own the building, we can help you organize the documents for your maintenance team. Either way, the aim is that no one has to guess later about what was built and how it works.

What you receive

Your staff should know how to operate the space. Our trades show how to use lighting controls, thermostats, ventilation, security and AV, and explain basic care. We also note who to call for each system. This reduces avoidable service calls in the first months.

  • Record drawings of the work as built
  • Operation and maintenance manuals
  • Equipment lists and warranty information
  • Permit and inspection documents
  • Test and commissioning results
  • Keys, access credentials and system passwords as agreed

Warranty and follow-up

Warranty terms are set out in your contract and manufacturer documents, and we review them with you. If something needs attention, you call us. We attend with our own trades where the work is ours, and coordinate other firms when it is not.

Occupancy and approvals

You cannot move in until required inspections are complete and occupancy is permitted. We track these approvals as the project closes and tell you where we stand. If an item holds up occupancy, we focus the crews on it first. Cosmetic items on the deficiency list can often be finished after you have moved in, by agreement.

What to plan for

Set aside time for the walk-through, with the people who will use the space. Move furniture and equipment in after approvals and cleaning. If you plan a staged opening, tell us so we can sequence handover. The next step is operating and maintaining the space.
