Open plan means shared systems
In an open plan, there are few walls to hide problems. Lighting layout, diffusers, sprinklers, ceiling grids and power feeds are all in view, so they need to line up. Planning them together from the start gives a cleaner finished space.
Desk layouts also change over time. We plan power and data with flexibility in mind, using floor boxes, ceiling drops or perimeter distribution depending on the space and budget.
Sound, light and air
Noise is the most common complaint in open offices. Acoustic ceilings, wall panels, felt or fabric baffles, and sound masking all help. Our low voltage team, led by Adam Mason, installs sound masking along with alarms, AV and surveillance.
Mechanical comfort matters just as much. Our HVAC crew works on zoning and air distribution so one corner is not hot while another is cold, and our electricians set up lighting zones that follow daylight and work areas.
What HSM builds in a fit-out
- Framing, drywall and ceilings by our interior systems team under Brian Wright
- Electrical, lighting and power by our Master Electrician-led crew
- HVAC changes and plumbing for kitchenettes and washrooms
- Data cabling, access control, cameras and AV
- Millwork, doors, hardware and paint
Planning notes
Most open office fit-outs are tenant improvements, so landlord rules on after-hours work, loading, and base building tie-ins affect the schedule. Municipal building permits and Alberta Safety Codes permits are needed for most work, and we plan that time in.
Because our crews carry most of the scope, we can adjust the sequence quickly when a delivery slips or a layout changes, which helps protect your move date.
Keeping the schedule tight
Open office projects move quickly once framing is done, because ceilings, lighting, HVAC and data all come together at once. When those trades work for different companies, each waits for the others. With HSM, they work for one company and are sequenced by one project manager.
We also review the plan for exits, washroom counts and accessibility early. These items are set by the Alberta Building Code and can change the layout if found late.
