A mix of uses in one floor
A coworking space combines open desks, private offices, phone rooms, meeting rooms, kitchens and event areas. Each has different needs for sound, power, air and finishes, and the mix often changes as membership grows.
We plan layouts so that private offices and phone booths can be added or moved later without major rebuilds. Demountable partitions, flexible power and data, and accessible ceiling systems help.
Acoustics and comfort
Many people in a shared space means noise. Sealed partitions, absorptive ceilings and sound masking are important. Phone rooms need solid construction and quiet ventilation.
Our mechanical crew handles HVAC zoning so that small meeting rooms with a lot of people do not overheat, and our interior systems team builds partitions to the right sound ratings.
Fast delivery with our own crews
Because HSM self-performs electrical, mechanical, low voltage, framing, drywall, ceilings, millwork and paint, we do not wait on a chain of subcontractors to be available. One schedule covers the work.
Our turn-key services help operators too: access control, security systems, digital signage, computer networks and furniture can be handled together.
Things to plan for
- Landlord and permit timing, especially for change of use
- Washroom and kitchen counts for the expected occupancy
- Reliable networks and wireless coverage across the floor
- Access control for after-hours members
- Branding elements such as feature walls and signage
Designing for growth
Operators often open in phases, finishing one floor and adding another as demand grows. We can plan the first phase so that the second connects cleanly, with risers, electrical capacity and HVAC sized for the full build. That avoids opening up finished areas later.
We also pay attention to everyday wear. Corridors, kitchens and shared areas take heavy use, so we help select durable finishes that are easy to clean and repair.
