What base building work covers
Landlords and owners upgrade the shared parts of a building to keep tenants and attract new ones. Typical projects include mechanical and electrical upgrades, common washrooms, corridors, lobbies, elevator lobbies and life safety devices.
Work on these systems affects every tenant, so planning and communication are as important as construction.
Mechanical and electrical
Older office buildings may have aging HVAC, outdated panels or limited capacity. Our mechanical team handles HVAC and plumbing, and our Master Electrician-led team handles power distribution, lighting and emergency systems.
Our in-house engineering, under Director of Engineering Dr. Magdy Istafanous, helps assess capacity and plan staged replacements, so a failing system is replaced without a long outage.
Common areas and washrooms
Refreshing corridors, washrooms and elevator lobbies lifts the whole building. Our interior systems crew handles framing, drywall and ceilings, our carpenters handle millwork and doors, and our painters complete the finishes.
Accessibility and code updates are often part of this work. Washroom upgrades, for example, may trigger changes to fixtures, clearances and ventilation under the Alberta Building Code.
Working around tenants
Tenants expect their day not to be disrupted. We schedule noisy tasks after hours, give advance notice of shutdowns, protect shared paths and keep dust under control.
Winter weather can affect roof, envelope and rooftop equipment work, so we plan these tasks for suitable windows. Our Director of Health & Safety, Ghilda Gaber, leads site safety, and we handle permits as part of the project.
Planning the project
Start with an assessment. Understanding what systems are at the end of their life, what the tenants need and what the budget allows will shape the order of work. Our team can walk the building with you and outline options.
We can phase the work over several years if needed, so the building improves steadily without a single large disruption.
