First impressions and daily use
Lobbies, corridors, stairwells, mail rooms, elevator lobbies and laundry rooms are used every day. Tired carpet, dim lighting and worn paint make a building feel older than it is. Updating them can raise resident satisfaction and, for owners, support values and rents.
Updated common areas also fix practical problems: safer lighting, easier cleaning, better wayfinding and accessible routes.
What our crews do
Our interior systems team handles framing, drywall and ceilings. Our carpenters and millwork team build concierge desks, mailbox surrounds and built-in seating. Our painters renew walls and trim, and our doors and hardware crew replaces suite and stair doors and locks.
Our electrical crew, led by a Master Electrician, replaces lighting, emergency lighting and controls. Our low voltage team adds intercoms, cameras and access control. Our mechanical crew can upgrade corridor ventilation and heating.
Phasing in a living building
Residents use these spaces daily, so work is done in sections. We keep one route open, protect elevators, schedule noisy work in set hours and clean daily. Floor-by-floor phasing lets the building keep operating normally.
Fire separations, exit signs and accessibility must remain in place during the work. Our health and safety program, led by Ghilda Gaber, covers these details.
Plan for these items
Boards and managers should consider:
- Finishes that suit traffic and cleaning
- Lighting levels and controls
- Accessibility and door operators
- Mail and package handling
- Signage and wayfinding
Getting started
Walk the building with us and tell us what bothers residents most. We can propose options at different budgets, from refreshed finishes to full lobby and corridor rebuilds. We will also tell you what can wait, so the first phase delivers the most visible improvement.
Questions we hear
Can a lobby be renovated while the building stays open?
Yes, in phases. We keep a clear, safe route open and protect the entrance and elevators.
