Systems that run the building
An apartment building runs on shared systems: boilers, domestic hot water, makeup air, risers, panels and fire alarm systems. When they fail, every suite is affected. Many renovations replace these systems in stages while the building stays occupied.
Our mechanical crew installs HVAC and plumbing, and our electrical crew, led by a Master Electrician, replaces panels, metering and lighting. Having both in-house helps us plan outages, because the person planning the shutoff is on our payroll.
Suites, corridors and amenities
Repeating work in dozens of units rewards good planning. A suite upgrade done in a set sequence, with materials staged and the same crew moving unit to unit, costs less and finishes sooner than one-off work.
Our interior systems team handles framing, drywall and ceilings, our carpenters handle cabinetry and trim, our painters finish the suites, and our door and hardware crew installs suite entries and locks.
Fire, life safety and codes
Older apartments often need updates to fire separations, alarms, emergency lighting and exits. Alberta Safety Codes permits and the National Building Code – Alberta Edition guide what is required for the scope. We confirm requirements with authorities early to avoid surprises.
Plan for these items
Before work starts, owners should consider:
- Notice periods and resident communication
- Tenant relocation or in-suite work hours
- Winter timing for exterior and roof work
- Parking and laundry disruption
- Phasing by floor or wing
- Security and access control upgrades
Why self-performing helps
Fewer outside firms means fewer people entering your building and fewer key handoffs. Our project managers have decades of experience and answer to you directly.
Start with a walk-through of the building and a review of existing drawings and any condition reports. We can give a staged plan with rough costs, so owners can decide what to do now and what to schedule later.
Questions we hear
How are shutoffs managed?
We plan them in advance with the property manager, post notices, keep durations short and prepare materials so the work is done in one visit.
