Single suites or whole buildings
Owners may renovate a single condominium, a floor of rental units or an entire building. Common scopes include kitchens, bathrooms, flooring, lighting, paint, doors and hardware, and updated electrical or plumbing.
Larger programs benefit from a repeatable process: a standard scope, a set sequence and a crew that moves from suite to suite.
What is behind the walls
Suites in older buildings often hide outdated wiring, aged plumbing and uneven walls. Opening a wall can change the plan. We recommend an early inspection of representative suites, so the budget includes realistic allowances for what we find.
Our electrical crew, led by a Master Electrician, and our mechanical crew handle the wiring and plumbing. No outside subcontractor is needed to fix what we discover.
Interiors by our own crews
Our interior systems team handles framing, drywall and ceilings. Our carpenters and millwork team build kitchen and vanity cabinetry, and our painters finish the suite. Our doors and hardware crew replaces entry doors, locks and closet doors. Fewer trades booking in and out means shorter turnaround and fewer scheduling gaps.
Even when a suite is vacant, neighbours are not. We plan work hours, protect elevators and corridors, manage waste and keep noisy work within agreed times. When a suite is occupied, we agree on access, daily cleanup and the number of days each room is out of service.
Plan for these items
Before starting, confirm:
- Standard finish package and budget per suite
- Water and power shutoff plans
- Condominium bylaws for work hours
- Asbestos or hazardous material checks in older buildings
- Move-in or tenant turnover dates
Getting started
Pick two or three representative suites and let us inspect them. From that we can price a standard scope, set a per-suite schedule and plan a rollout across the building.
Questions we hear
How quickly can a suite be turned over?
It depends on scope. A repeatable scope with a consistent crew is the fastest way to turn units over.
