Condominium Construction and Renovation

Condominium projects involve owners, boards and managers, all with a stake in cost and disruption. HSM works clearly with each group and self-performs key trades.

Condominium Construction and Renovation

Working with a board

Condominium boards must balance building needs, reserve funds and owner opinion. Projects go smoothly when scope, budget and timing are explained clearly. We provide options, rough costs and phasing choices, and we can attend meetings to answer owner questions.

Reserve fund studies often identify upcoming work, such as mechanical replacement, electrical upgrades, lobbies or parkades. We help turn those line items into real scopes and schedules.

Shared systems and owner suites

Condominium work divides between common elements and individual units. Boilers, risers, lobby finishes and garage structure are usually common. Suite interiors belong to owners and are handled separately, but may be affected by common work such as plumbing risers.

Our mechanical crew installs HVAC and plumbing, and our electrical crew, led by a Master Electrician, handles power and lighting. Self-performing these trades helps coordinate access to suites for risers and shutoffs.

Finishes that last

Lobbies, corridors, fitness rooms and lounges set the tone of a condominium. Our interior systems team builds walls and ceilings, our carpenters and millwork team build concierge desks, mail rooms and built-ins, and our painters and door crew complete the work to a consistent finish.

We can also help with new condominium developments and with conversions of other building types into residential use, within our $50,000,000 project range. Early involvement helps align design, permits and budget before the project is committed.

Plan for these items

Boards should consider:

  • Funding sources and special assessments
  • Resident notices and access rules
  • Quiet hours and work times
  • Construction phasing and winter weather
  • Warranty and maintenance expectations

Getting started

Many boards begin with a reserve fund study. We can review it, visit the building and propose a work plan with phasing and cost ranges. Our calls and email are answered 24/7/365 if an urgent question comes up.

Questions we hear

Do you work with property managers?
