Every dollar has to work
Affordable housing is usually funded by a mix of grants, loans and operator equity, each with conditions and dates. A budget that drifts can put funding at risk, so early and honest cost advice is essential.
We get involved early, before design is locked, and test layouts, systems and finishes against budget. Because we self-perform major trades, our estimates are based on our own crew costs, not on bids that can move.
Durable and efficient buildings
Operating costs matter as much as construction cost for non-profit housing providers. Efficient heating and ventilation, durable finishes and simple, maintainable systems reduce long-term expense.
Our mechanical crew installs HVAC and plumbing that suit the building and are practical to maintain. Our electrical crew, led by a Master Electrician, installs efficient lighting and reliable distribution.
New builds and renovations
Some providers build new. Others renew older buildings to extend their life and improve safety, comfort and accessibility. Typical renovation items include mechanical replacement, electrical upgrades, fire safety, kitchens, bathrooms, flooring, accessibility and envelope repairs.
We phase work to keep tenants in place wherever possible, with clear notice and limited disruption.
Plan for these items
Providers should confirm early:
- Funding milestones and reporting
- Unit mix and accessibility requirements
- Security, lighting and camera needs
- Space for support services and community use
- Winter construction schedule
Accountability
A single in-house team means one schedule and clear responsibility. Our project managers have decades of experience, and our calls and email are answered 24/7/365.
Bring us in while the funding application and design are still flexible. A budget review at that stage can prevent costly redesign later. We will also flag which items carry the longest lead times so your funding calendar stays realistic.
Questions we hear
Can you work within grant-funded timelines?
Yes. We plan backward from funding dates, identify long-lead items early and report progress in a way that supports funder requirements.
