Aging systems, active building
Older recreation centres usually need mechanical and electrical upgrades before anything cosmetic. Boilers, air handling, panels, pumps and fire alarm systems reach end of life, while the building is still full of people.
Because we self-perform electrical and mechanical work, we can survey these systems, plan the replacement and carry it out without hunting for subcontractors. Our electrical crew is led by a Master Electrician, and our mechanical crew handles HVAC and plumbing.
Know the building first
Before design, we review drawings, walk the building and open up selected areas where needed. Surprises are common in older buildings: hidden services, outdated materials and structure that differs from the drawings. Early investigation reduces change orders.
Phasing and programs
A renovation plan needs to protect revenue and community use. We work with operators on a phasing plan that keeps key areas open, such as the front desk, a gym or a pool, while others are renovated.
Dust, noise and temporary shutdowns are managed with barriers, off-hours work and clear communication to staff and users. Our health and safety program is led by Ghilda Gaber.
Upgrade priorities
Typical scopes mix necessary and desirable work.
- Heating, ventilation and cooling replacement
- Electrical service and lighting upgrades
- Accessibility improvements
- Roofing and envelope repairs
- New change rooms, washrooms and lobbies
- Security, signage and network upgrades
A single accountable team
Renovation risk grows when many firms share one building. By using our own electrical, mechanical, interior and millwork crews, we reduce the number of handoffs and keep responsibility clear. Our project managers have decades of experience and keep your staff informed week by week.
