Air, water and power
Fitness spaces generate heat, moisture and odour. Ventilation has to move enough fresh air and manage humidity, especially near cardio floors, studios and locker rooms. Our mechanical crew installs HVAC and plumbing, including showers, steam or sauna support, and hot water systems sized for peak use.
Electrical needs are higher than a typical office. Cardio equipment, sound systems, lighting scenes, TVs and charging points all need circuits and clean layouts. Our electrical crew, led by a Master Electrician, does that work in-house.
Floors, walls and acoustics
Free-weight areas, group studios and cardio zones place different demands on the floor. Structure, vibration and sound travel between rooms and neighbouring tenants are common concerns, particularly in strip malls and mixed-use buildings.
Our interior systems crew builds framing, drywall and ceilings, including acoustic assemblies. Our carpentry and millwork team makes front desks, juice bars, lockers and cubbies, and our painters finish the spaces.
Tenant improvements and leases
Many fitness centres are tenant improvements. We can get involved before the lease is signed, checking the space, the building services and the likely construction cost, so lease negotiation has real numbers behind it.
Permits, base-building electrical capacity and rooftop unit capacity are the items that most often surprise operators.
Turn-key finishing
Beyond construction, we can supply security and access control, digital signage, computer networks and furniture, so the club opens as a finished business.
- Member access and camera systems
- Signage for classes and promotions
- Network and point-of-sale cabling
- Lockers and lounge furniture
Schedule and opening date
Membership sales often start before the doors open, so a late finish costs revenue. Because our trades build the project, the sequence of rough-in, inspections and finishes stays in one plan. Our project managers track long-lead items such as air handling units and specialty flooring from the first week.
Questions we hear
Do you build gyms inside existing buildings?
Yes. Tenant improvements are a large part of our work, and we check ventilation, power and structure early.
