One unit, several uses
Flex space attracts businesses with mixed needs: a front counter and office, a showroom or lab, and a rear area for storage or light production. The challenge is making each zone work without compromising the others. Heating and ventilation needs differ between a finished office and an open shop, and so do lighting and power.
Units in multi-tenant buildings add shared walls, shared services and landlord rules. We review the lease, the base building drawings and the demising walls before design, so what you plan can actually be built.
What we build
Our interior crew builds the front-of-house: offices, reception, boardrooms and showrooms, using framing, drywall, ceilings, millwork and painting. At the rear, we add washrooms, mezzanines, overhead doors and shop services.
Our electrical crew, led by a Master Electrician, brings new power distribution, lighting and outlets to match each zone, and our mechanical crew adds HVAC, makeup air, heating and plumbing. Our low voltage group installs data, phones, surveillance and access control, so the unit is operational on day one.
- Reception, offices and showroom finishes
- Rear shop or storage upgrades
- Added washrooms and break areas
- Overhead doors and loading access
Planning a fit-out
Check zoning and permitted use first. Municipal rules determine whether your business activity, parking and signage are allowed in a given industrial area. Fire separation between tenants and the amount of storage also matter.
Fit-outs go fastest when we are involved before the lease is signed. We can walk the unit, flag electrical and mechanical limits, and estimate the cost so you can negotiate improvement allowances with facts. Many tenants also want signage, security and networks arranged as part of the same project, and we can do that.
Negotiating your lease with facts
Before you sign, we can walk the unit with you and report on electrical capacity, ventilation, washrooms, ceiling height and fire separation. That gives you real numbers to bring to the landlord about tenant improvement allowances and rent-free periods.
If the unit is the wrong fit, we will say so, and that can save more than any construction discount.
