GE Office

The GE Office project is a good example of how we deliver a corporate workplace: one team, one schedule, and our own trades on the tools.

The work

Corporate offices ask a lot of a floor plate. Meeting rooms need to be quiet, open areas need to feel connected, and every desk needs power, data and comfortable air. On the GE Office we managed the project as a design-build team, so planning, engineering and construction stayed in one conversation from the start.

Our interior systems crew handled framing, drywall and ceilings. Our carpenters built the millwork and finish details. Painting and doors and hardware were also done by HSM crews, which kept the finishing sequence tight and the punch list short.

Electrical and mechanical done in-house

Office work lives or dies on its services. Our electrical team, led by a Master Electrician, installed power, lighting and lighting controls. Our low voltage group looked after data cabling, access control and other systems that tie a modern office together.

Our mechanical crew handled HVAC and plumbing. Because the same company coordinated ceilings, ducts, lights and sprinklers, there were fewer clashes above the ceiling and fewer surprises when the finishes went in.

What clients should plan for

A corporate fit-out is usually driven by a lease date or a move date. We work backward from that date and flag long-lead items early, such as specialty lighting, glass and custom millwork.

Building rules matter too. Many Edmonton towers limit loud work to after hours, require freight elevator bookings and have their own contractor requirements. We plan these into the schedule before work starts.

  • Lease and move-in dates set the schedule
  • Landlord approvals and building rules
  • Permits through the municipality and Alberta Safety Codes
  • IT and furniture timing coordinated with construction

Why one team matters

On a corporate floor, small delays stack up. A late ceiling grid holds up the lights, and late lights hold up painting. When the same company runs framing, electrical, mechanical and finishes, we can shift crews between tasks the same day instead of waiting on a subcontractor to find an opening.

It also keeps accountability simple. If something needs fixing after move-in, there is one phone number to call, and we answer it around the clock.

Questions we hear

Can HSM manage the whole fit-out?

Yes. We design-build, self-perform most trades, and can also arrange security, signage, networks and furniture as part of one project.
