A workplace built around daily use
Good offices are practical first. People need quiet places to focus, rooms where teams can meet, and layouts that make sense on a Monday morning. Our role on the Apache Office was to turn the plan into a space that works and holds up.
As a design-build contractor, we brought construction knowledge into the design stage. That helps catch cost and scheduling issues early, before they reach the site.
Our own trades on site
HSM self-performs most of the work. Our interior systems team built partitions, drywall and ceilings. Our carpenters handled millwork, and our painters and door and hardware crews completed the finishes.
Electrical work was done by our electrical team under a Master Electrician, including power, lighting and controls. Our mechanical team handled heating, ventilation, air conditioning and plumbing. When one company runs these trades, the site manager can sequence them without waiting on outside schedules.
Working in an occupied or shared building
Many office projects happen in buildings that stay open. We plan noise, dust and access carefully, use protection where needed, and keep neighbouring tenants informed through the building manager.
In Alberta, winter also affects deliveries and access. We plan for it, especially for materials that dislike cold or moisture.
- Dust and noise control
- Shut-downs for electrical and mechanical tie-ins planned in advance
- Clear communication with property management
- Final cleaning and a careful turnover
Quality and cost control
Fewer subcontractors means fewer markups, fewer gaps between scopes and fewer arguments about who owns a problem. Our site team inspects work as it is installed, by our own people, against a single standard.
For the client, that means a clearer budget and a schedule that holds. We report on progress plainly and raise issues early, while they are still cheap to fix.
Questions we hear
Does HSM handle small office projects?
Yes. We take on new construction and renovation or tenant improvement work up to $50,000,000, including smaller offices.
