Starting before the lease
Our best corporate projects begin early. When we are involved before the lease is signed, we help compare sites and negotiate with construction cost in view. A space that looks cheap on paper can carry large hidden costs, such as an older mechanical system or limited electrical capacity.
Once the site is chosen, our design-build team moves straight into planning and engineering, with our Director of Engineering and project managers working together.
We also look at the practical side of a move: how much time the build needs, what the landlord will allow, and which long-lead items should be ordered before drawings are final.
Built by our own crews
On a corporate office, HSM self-performs the majority of the work. Our electrical crew, led by a Master Electrician, handles power, lighting and controls. Our mechanical crew installs HVAC and plumbing. Our interior systems team builds framing, drywall and ceilings, while carpenters complete millwork and painters and hardware crews finish the space.
This reduces handoffs. There is one schedule and one accountable team, so when a design question comes up on site, we can answer it quickly.
Planning for corporate expectations
Corporate clients often have brand standards, security requirements and approval processes that involve several departments. We map these early and keep documentation clear.
We also think about what happens after move-in. Security, digital signage, networks, furniture and building maintenance can all be coordinated through HSM, so the space stays in good shape after the ribbon is cut.

Quality, cost and schedule
Because we self-perform, we price from our own labour and know how long our crews take. That gives owners more reliable budgets and a schedule they can trust when a move date is fixed.
We also carry that attention into closeout, with careful walk-throughs, organized documents and a clear route for follow-up requests.
Questions we hear
Does HSM work on leased space?
Yes. Tenant improvement work is a large part of what we do, and we can help review the space before you commit to a lease.
