The project at a glance
This renovation covered more than 40,000 square feet of office space. The budget was $4,000,000 and the schedule ran eight months from start to finish. It is one of more than 1,000 projects HSM has completed.
The design called for more than 100 specialty light fixtures and a palette of specialty materials from Arktura, eurOptimum, FilzFelt, CGC and Xorel. These materials give the space texture, acoustic control and a distinct look.
Specialty finishes need skilled hands
Products like acoustic felt, feature ceiling systems and designer fabrics are not forgiving. Layout, fastening and edge details have to be right. Our interior systems team and carpenters worked with these materials directly, which meant questions could be answered on the floor.
Our painters and door and hardware crews completed the finishes so that details lined up across the whole floor plate.
Lighting and building systems
More than 100 specialty fixtures call for careful electrical planning. Our electrical team, led by a Master Electrician, set out circuits, controls and mounting points so each fixture sits where the design intends and works as part of a controlled system.
Our mechanical crew handled HVAC and plumbing for the new layout. Our low voltage group handled the systems that make a modern office work, including alarms, AV, sound masking and surveillance.

What made it work
A project of this size succeeds on coordination. Because HSM self-performs most of the work, one team ran the schedule across electrical, mechanical, interior systems and finishes. That meant fewer handoffs, tighter quality and cost control, and faster response when the design needed a decision.
Long-lead specialty materials were ordered early and tracked against the schedule. We plan the same way on every project, large or small.
Questions we hear
Can HSM take on projects this size?
Yes. We build new construction and renovations or tenant improvements up to $50,000,000, with most trades done by our own crews.
