What it means
MasterFormat groups the work of a building into divisions by trade and material. Concrete, masonry, wood, finishes, mechanical, electrical and communications each have their own division, and each division is broken into numbered sections.
Specifications, drawings, budgets and submittal logs are often organized this way, so a reader can find all the information about a single trade in one place.
Why it matters
A shared format makes a project easier to read. When a budget uses the same divisions as the specifications, you can see how much is allocated to electrical, mechanical or interior finishes and compare it with the drawings and the final cost.
It also reduces gaps. If every division is accounted for, nothing is left out of the scope by accident.
How HSM handles it
HSM organizes its estimates and project documents in a way that follows these familiar divisions, so your designer, your lender and our team are reading the same structure.
On our projects the major divisions for electrical, mechanical, interior systems, carpentry, painting, doors and hardware, and communications are largely handled by our own crews. That makes the budget easier to explain: one company is accountable for most lines, not a long list of separate subcontract packages.
If you receive a budget from us and want a line explained, we will walk you through it division by division.
What to plan for
If you use a different cost breakdown for your own reporting, tell us at the start. We can present the budget in the structure your finance team or lender expects.
