Medical Clinic Fit-Out Guide

A clinic has to work for patients, staff and regulators at once. Good planning at the start saves a great deal of rework.

Medical Clinic Fit-Out Guide

Layout and flow

Separate public, patient and staff routes where you can. Exam rooms of a consistent size make scheduling and equipment easier, and reception should be positioned for privacy and sightlines. Plan storage, sterile or clean-utility rooms and accessible washrooms early.

Doors, corridor widths and turning space need to suit stretchers, wheelchairs and equipment.

Plumbing and mechanical

Most exam rooms need a sink, so plumbing runs are extensive. Hand-wash stations, hot water with safe temperature control and good ventilation are central. Some rooms need higher air change rates or pressure control.

Our mechanical crew designs and installs HVAC and plumbing, and our in-house engineering group prepares the drawings.

Ask your equipment suppliers for cut sheets before rough-in. Chairs, imaging gear and sterilizers each have their own water, drain and power points, and they are difficult to move once the slab is closed.

Power, data and privacy

Medical equipment, computers, lighting and dedicated circuits add load. Our Master Electrician sizes the panel and plans receptacles, emergency power and low-voltage needs. Patient privacy depends on sound-rated walls, door seals, sound masking and secure records areas.

Our low voltage team installs network cabling, access control and cameras.

Finishes and infection control

Choose surfaces that are cleanable, seamless where needed and durable. Flooring with welded seams, wall protection in high-traffic areas and cabinetry with sealed edges are common. Our carpentry and millwork crew builds custom casework to suit your workflow.

Confirm requirements from your regulator or professional college early.

Timing

Equipment lead times, regulatory reviews and licensing can govern the schedule. Start early and plan for inspection time before opening day.

Questions we hear

Do clinics need special permits?

The building permit applies, and there may be additional approvals from your professional body. Check early.

How long does a clinic fit-out take?

It depends on size, equipment and approvals. We give a schedule once we know your plan.
