Know when to replace
Rising repair calls, poor comfort, high energy bills and discontinued parts suggest the end of a unit's life. A refrigerant that is being phased out can also make repairs costly.
A condition review by our mechanical crew can show whether repair or replacement makes sense.
Replacing before a failure lets you choose the date and avoid emergency pricing, especially in the middle of a cold snap.
Fit and structure
The new unit must match the roof curb, weight and duct connections, or the curb must be adapted. Newer units are often heavier or a different size, so the roof structure may need checking.
Measure and photograph the existing unit before ordering.
Utilities
Check gas supply size, electrical feed and breaker, disconnects and controls. Higher-efficiency units may have different requirements. Our electricians and gas fitters handle these connections as part of the same work.
Permits are required for gas and electrical changes.
Crane and schedule
Lifting needs a crane, road access and often a street or parking lot closure. Wind can delay the lift. Lead times for units vary, so order early.
Winter replacement is possible but plan for cold, ice and the need to keep the space heated.
Ask your insurer and landlord whether they need to approve the work or the contractor.
Downtime and commissioning
With planning, the swap may take a day or two, followed by testing, balancing and training. We schedule shutdowns outside business hours where possible.
Check the building roof warranty, because contractors must follow the roofer's rules when working on the roof.
