Working with a contractor

Questions to Ask a Contractor

The best way to understand a contractor is to ask specific questions. Their answers show how they think and how they work.

Questions to Ask a Contractor

About the team

Who will be my project manager and on-site supervisor? How many projects will they handle at once? How much experience do they have with my type of project?

Our project managers have decades of experience, and your contact stays the same through the job.

Listen for specific, practical answers. General reassurance is less valuable than a clear example from a past project.

About the work

Which trades do you do yourselves, and which do you hire? Who is accountable if two trades conflict? Self-performing electrical and mechanical work, as we do, means one team solves the problem.

Ask how they check quality and fix deficiencies.

Ask to see a sample schedule and a sample progress report. They tell you how organized the contractor is.

About price and change

What is included and what is excluded? How do you price changes? What contingency do you recommend? Ask for allowances to be explained. Hidden gaps in scope are common sources of conflict.

Ask for references on cost control.

Ask what happens when a hidden condition is found. A clear answer shows experience.

About schedule and communication

How is the schedule built and updated? How are delays shared? What meetings and reports will I receive? Who can I call after hours? Our phones and email are answered 24/7/365.

Ask what happens if a key person is unavailable.

Ask how disputes are resolved and how quickly. A calm, practical process matters when something unexpected comes up.

About closeout and after

What records do you provide at handover? How are warranty issues handled? Who do I call in the first year? Do you offer maintenance? We provide building maintenance as part of our turn-key services.

Questions we hear

Should I visit a past project?
