What makes hotels different
Hotels combine residential and commercial requirements. Guest rooms need strong sound separation, fire separation and consistent finishes, while lobbies, restaurants, pools and meeting rooms behave like commercial assembly spaces. Getting that mix right early prevents expensive rework.
Because rooms repeat, small inefficiencies multiply. A cabinet detail that costs an extra hour in one room costs an extra hundred hours across a hundred rooms. We look for those details during design.
Where our crews fit
Electrical is a large share of any hotel, from in-room power and lighting controls to emergency lighting and life safety circuits. Our electrical crew, led by a Master Electrician, handles this directly. Our mechanical crew installs HVAC and plumbing, including domestic hot water and ventilation for guest corridors.
Interior systems are the other big piece. Our framing, drywall and ceiling crews build the demising walls that give rooms their acoustic performance, and our carpenters produce the casework, headboard walls and front desk millwork. Low voltage and security covers door access, surveillance, Wi-Fi cabling and AV.
- Framing, insulation and drywall for sound-rated room walls
- Electrical, lighting controls and emergency systems
- HVAC, plumbing and in-room mechanical
- Millwork, doors and hardware
- Low voltage, access control and surveillance
Planning a hotel project
Franchise brand standards often dictate finishes, layouts and equipment. Share them with us at the start so they are priced and scheduled properly. Lead times for furniture, fixtures and equipment can run longer than construction, so ordering decisions need to be made early.
We can also help with the operate phase: networks, security, signage, furniture and ongoing building maintenance. That keeps the building ready for guests long after handover.
Planning the budget and schedule
Hotel budgets are driven by room count, brand requirements and the amount of public space. Get a realistic construction estimate early, before financing and franchise commitments are fixed. We can help with feasibility pricing and with comparing sites or existing buildings for conversion.
Build the schedule backward from your opening date and include time for inspections, staff training and a soft opening. Our project managers track long-lead items, so furniture, fixtures and equipment arrive when rooms are ready.
Questions we hear
Do you build new hotels as well as renovate?
Yes. We handle new construction and renovation up to $50,000,000, and we can get involved in site selection and lease or land decisions before design starts.
