No dining room, still a full kitchen
A ghost kitchen has no dining area. The focus is on cooking and handoff to delivery drivers. Space is divided into individual kitchen stations or shared facilities, often for several brands.
Ventilation is the biggest challenge. Multiple cooking lines in a small footprint need strong exhaust and makeup air, and the building must handle heat and grease.
Fast, flexible fit-up
Operators want to open quickly. Our self-performing model, with in-house mechanical, electrical and interior crews, helps shorten schedules. Our mechanical crew installs hoods, ducts, makeup air, gas piping and plumbing. Our electrical crew installs power distribution, lighting and equipment circuits.
Our interior systems team builds partitions between kitchen stations, and our painters and carpenters finish the pickup area.

Technology and workflow
Order tablets, printers and delivery tracking need reliable networks. Our low voltage team installs structured cabling, Wi-Fi, cameras and access control. Smooth traffic flow for drivers outside the building also matters, with clear parking and signage.
What to plan for
Many ghost kitchens are in existing buildings, such as retail units or warehouses. Check the landlord's rules on exhaust routes, grease and gas supply. We can review the space with you before you sign.
Speed to market matters in delivery food. We can break the work into clear packages, order long-lead equipment early and sequence our own trades to avoid idle time. Our teams are used to tight fit-up schedules and can help you open in stages if that suits your cash flow.
Neighbours and landlords may have concerns about odour, noise and delivery traffic. We design exhaust and parking layouts with those concerns in mind and help you present the plan to the building owner.
Cold storage and dry storage are often tight in a ghost kitchen. We plan shelving, small walk-ins and receiving access carefully, so a small footprint can still support steady production.
