Inspections during the build
Inspectors visit at key stages, such as framing, electrical and plumbing rough-in, and before walls are closed. Each passed inspection lets the work continue.
We build these stops into the schedule so crews are not waiting.
If an inspection fails, we correct and rebook promptly. Because the crews are ours, there is no waiting on an outside subcontractor to return.
Final inspections
Near completion, the building, electrical, plumbing, gas and fire protection are inspected, and systems such as alarms and emergency lighting are tested. Deficiencies must be corrected before sign-off.
Because our own tradespeople carry out the work, we run internal checks before calling in the authority.
Occupancy
The municipality or authority gives approval to occupy once requirements are met. Some businesses also need separate approvals, such as health permits for food premises or licensing for child care.
Start those applications early, as they may have their own timelines.
Child care, health care and food premises are examples of uses with extra licensing or inspection steps.
Prepare your documents
Collect permits, test reports, commissioning records and manuals before the final walk-through. Missing paperwork is a common cause of delay.
Keep the originals in a binder and a digital copy, so they can be found years later when a landlord, insurer or inspector asks.
- Inspection reports and permit sign-offs
- Fire alarm verification
- Emergency lighting test results
- Warranty and equipment manuals
- As-built drawings
Plan buffer time
Leave a few days between completion and your opening for corrections, training and stocking.
Staff training on new systems, such as alarms or controls, is easiest before opening day.
