Start with how you will use it
Sketch a rough layout against the plan. Check that required rooms, exits and customer paths fit, and that the shape of the space does not force awkward compromises.
Bring a short list of must-haves, such as washrooms, a kitchen, loading access or a server room.
Visit at different times of day if you can. Light, noise, parking and foot traffic change, and a quiet morning visit may hide an evening problem.
Look at the services
Ask what electrical capacity is available, how the space is heated and cooled, where water and sewer connections are, and whether there is a sprinkler system. Upgrading any of these can be a major cost.
Our Master Electrician and mechanical crew can walk the space with you and read the panels, rooftop units and piping, which tells you much more than a brochure.
Check the building and the surroundings
Look at ceiling height, floor condition, windows, roof access and parking. Ask about the building's age and any past changes of use.
Consider winter: entrances, snow storage and heating performance matter in Alberta.
Get a construction opinion early
A quick estimate for the fit-out lets you compare spaces on total cost, not just rent. It also gives you facts for negotiating the lease, including free rent periods and landlord contributions.
This is why HSM CM likes to be involved before the lease. Construction cost belongs in the decision.
Bring this checklist
A short list keeps the visit focused and makes it easier to compare several buildings.
- Panel size and spare capacity
- Type and age of heating and cooling equipment
- Washroom count and locations
- Ceiling height and condition
- Fire protection and exits
- Landlord approvals needed for changes
Questions we hear
Should I hire a contractor before leasing?
It is wise to. A site visit costs little compared with the risk of leasing a space that needs expensive upgrades.
