Building Maintenance After Handover

A well-built space still needs care. Planned maintenance is cheaper than repairs after failure.

Building Maintenance After Handover

Why plan maintenance

Heating and cooling, plumbing, doors, lighting and life safety systems all wear. Regular checks extend life, reduce breakdowns and keep warranties valid.

Many failures start small, such as a dirty filter or a loose hinge.

Landlords and insurers may also require evidence of maintenance, especially for fire alarms and sprinklers.

What to include

Typical tasks cover HVAC filters and inspections, plumbing and drain checks, emergency lighting tests, fire alarm testing, door hardware adjustment, lighting replacement, caulking and touch-up painting.

Seasonal items include winter heating checks and spring cooling start-up.

A yearly review of the building by a qualified person can catch aging equipment before it fails, and helps you plan replacements in your budget.

Who does it

Some owners use in-house staff, while others contract it out. Specialized equipment and life-safety systems benefit from qualified people. HSM CM offers building maintenance as part of our turn-key services.

Since our own electricians, mechanical technicians and interior crews built your space, they know where everything is.

Ask us about a simple maintenance plan for your space. We can tailor it to the equipment we installed.

Keep records

Log inspections, tests, repairs and parts. Records help with warranty claims, insurance, audits and resale or lease end. A simple schedule on a shared calendar works.

Photograph equipment labels and keep manuals handy.

Digital logs or maintenance software make records easier to share.

Agree who pays for what when equipment is shared with a landlord, and note the answer in your records.

Respond quickly

Small problems grow. Set up a clear way to report issues and decide who approves repairs. Our phones are answered 24/7/365, so urgent problems reach a person.

Questions we hear

How often should HVAC be serviced?

Most commercial systems benefit from at least seasonal checks, with filters changed as needed. Follow the manufacturer's guidance.
