What it means
During construction, small adjustments are made: a duct moves to avoid a beam, a conduit takes a new route, a wall shifts slightly. The as-built set captures these changes in the drawings and updates the layout of electrical, mechanical and other systems.
They are usually delivered as digital files at the end of the project.
Why it matters
As-builts are the map of your building. Without them, future renovations, repairs and troubleshooting depend on guesswork, and contractors may need to open walls to find pipes, wires and shutoffs. Landlords may also require them at the end of a lease.
Accurate records reduce the cost of every later project.
How HSM handles it
HSM tracks changes as they happen. Our electrical and mechanical crews mark up drawings in the field, and our project managers collect those marks so the final set reflects the real installation. Panel schedules, equipment lists and control details are updated at the same time.
We deliver the as-built set along with operating manuals and warranty documents in an organized package. Because we build and, if you wish, maintain the space, we use these drawings ourselves.
What to plan for
Ask for the format you need at the start, such as PDF, CAD or both, and tell us if your landlord has its own requirements. Keep the set somewhere your facilities team can find it years from now.
Keep a copy off site as well, and update it whenever you renovate. If you later hire another contractor, hand them the set, and they will start with far better information.
