What planned maintenance covers
A maintenance program is a schedule of inspections and tasks that keep equipment reliable. The frequency depends on the equipment and how hard it works. Common tasks include:
- Filter changes and belt checks
- Coil cleaning and condensate drain checks
- Inspection of burners, heat exchangers and gas connections
- Boiler and pump checks
- Controls and sensor calibration
- Seasonal changeover, heating in fall and cooling in spring
- Written service records for each unit
Why it saves money
A dirty filter forces fans to work harder. A dirty coil cuts cooling capacity. Small problems become large ones. Regular service extends equipment life and reduces energy use. It also reduces the chance of a failure on the coldest night of the year.
In Alberta, heating failures can lead to frozen pipes and building damage within hours. Fall service on heating equipment is one of the cheapest forms of insurance.
Response when you need it
Calls and email to HSM are answered 24/7/365. For a mechanical failure, our crew can respond with knowledge of your system. Many of our maintenance clients are buildings we built or renovated, so we have the drawings, equipment data and history.
We work with the manufacturers on warranty claims where applicable. We also work with our electricians and plumbers when a fault crosses trades, so you make one call.
Setting up a program
We start with a walk-through and an equipment list. We then propose a schedule and a plain-language scope. You see what will be checked, how often and what is excluded.
Over time, our records help you plan. If a rooftop unit is showing signs of age, we tell you early so you can budget for replacement rather than face an emergency. Energy-efficient retrofits can then be staged sensibly.
Building maintenance is one of the turn-key services HSM offers after construction, alongside security systems, digital signage, networks and furniture. A single accountable team handles it, instead of a separate vendor for each system.
